Basic Turnover Package

Ideal for units needing a clean cosmetic "Face-Lift."

  • Complete Interior Paint: Walls and trim refresh (entire unit).

  • Surface Restoration: Minor drywall patching and smoothing.

  • Electrical Trim Updates: Replacement of outlet covers, switches, and standard light fixtures.

  • Fixture Modernization: Kitchen/Bath faucet and hardware replacement.

  • Entry Hardware: Installation of new interior/exterior door hardware.

  • Job-Site Sanitation: Professional cleanup for move-in readiness. Starting at $3,000 – $4,800

Standard Turnover Package

Best for units needing flooring and moderate functional upgrades.

  • Everything in the Basic Package PLUS:

  • Floor System Replacement: Professional installation of LVP, tile, or carpet.

  • Plumbing Component Updates: Replacement of vanities, toilets, or integrated sink systems.

  • Energy Efficiency: Weather-stripping and minor window/door seal adjustments.

  • Appliance Installation: Coordination and installation of new residential units. Starting at $5,000 – $8,500

Premium Modernization & Rehab Package Our most comprehensive "Property-Value" solution for full-unit transformations.

  • Full Kitchen & Bath Modernization: Professional replacement of cabinetry, vanities, countertops, and hardware.

  • Component-Level Upgrades: Integrated sink, faucet, and specialty fixture replacement.

  • Appliance System Installation: Expert placement and connection of all residential kitchen/laundry units.

  • Total Surface Restoration: Full interior repaint plus advanced drywall/plaster repairs.

  • Electrical & Plumbing Trim: Comprehensive update of all light fixtures, switches, outlets, and plumbing "beauty-trims."

  • Advanced Floor Systems: Full-unit replacement with premium LVP, tile, or hardwood.

  • Compliance & Safety Updates: Correcting common code violations to ensure "Move-In Ready" status.

  • Project Management: Coordination of all sub-managed exterior repairs (if applicable).

Starting at $9,500 – $18,000+ (Final quote based on square footage and material selections)

Pricing & Project Disclaimer

  • Estimate Validity: Quoted ranges are based on standard 1–2 bedroom floor plans. Final written estimates are provided only after a physical property inspection and a defined Scope of Work (SOW).

  • Site Conditions: Pricing may vary based on the existing condition of the property. Discovery of "hidden" issues (e.g., subfloor rot, plumbing leaks behind walls, or electrical non-compliance) may require a Change Order.

  • Material Selections: "Starting At" prices reflect labor and standard builder-grade materials. Upgrades to premium fixtures, stone countertops, or custom cabinetry will be quoted as an additional cost.

  • Permitting & Fees: Unless otherwise stated, municipal permit fees and architectural drawings are not included in the base package pricing.

Section 2 - Interior Modernization & Upgrades

At Do Right Construction, we focus on high-impact updates that transform the look and feel of your property. Our pricing is tiered to accommodate everything from "Rental-Ready" refreshes to "Owner-Occupied" luxury modernizations.

Bathroom Modernization

$7,500 – $18,000+

  • Services Include: Professional replacement of vanities, toilets, and fixtures; tub-to-shower conversions; premium tile surrounds; and updated lighting/ventilation.

  • The "Do Right" Touch: Waterproofing systems installed to Union standards to prevent long-term moisture damage.

Kitchen Modernization

$12,000 – $30,000+

  • Services Include: Full cabinet and countertop replacement; appliance system installation; backsplash tiling; and "beauty-trim" electrical and plumbing updates.

  • The "Do Right" Touch: Precision-aligned cabinetry and functional layouts designed to maximize small-footprint urban kitchens.

Interior Flooring Upgrades

$6 – $12 per sq. ft.

  • Services Include: Professional installation of LVP (Luxury Vinyl Plank), Engineered Hardwood, or Ceramic Tile. Includes standard floor prep and baseboard/trim finishing.
